The development proposed for the corner of Main & Pacific streets is ugly, blocky, disjointed and too dense. It overwhelms the surrounding Ocean Park neighborhood and cynically countermands careful community planning that was based on sound principles and consensus building.
In an effort to win at any cost, CCSM, the project’s developer, has mischaracterized legitimate community concerns and accused nearby homeowners and residents of motives they do not have. The Architectural Review Board — which is to review the project on April 7—- should resist being misled by CCSM’s attempt to slander those who voice an independent opinion about the project.
Instead, the ARB should respond to community concerns and focus on the objective realities of the project: 1. The proposed design is ungainly and unattractive. 2. The design undermines efforts to preserve Ocean Park’s remaining history and charm. 3. The project is too dense. 4. Its height and bulk overwhelms neighboring structures. 5. Its height and density waivers will set a destructive precedent.
